These Terms of Use (“Terms”) govern your access to and use of the Investor’s Edge Concierge website (the “Site”) and any content, materials, or information made available through the Site. By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, do not use the Site.

1. Who We Are

Investor’s Edge Concierge (“IEC,” “we,” “us,” or “our”) provides educational content and may offer a la carte coordination and consulting-style support related to real estate investing workflows. IEC may also operate in one or more capacities such as mortgage lender/broker services (through an affiliated or related entity) and/or referral coordination to independent third parties, depending on the engagement and applicable licensing.

2. Educational Information Only; No Professional Advice

All information on this Site is provided for general informational and educational purposes only. Nothing on this Site constitutes, or should be relied upon as, investment, legal, tax, accounting, or financial advice. You should consult your own advisors (including legal counsel, tax professionals, and qualified financial professionals) before making any investment or business decision.

3. No Client Relationship Created by Site Use

Your use of the Site does not create a client, advisory, fiduciary, broker-client, lender-borrower, agent, or other professional relationship with IEC. Any relationship with IEC will be governed only by a separate written agreement signed by both parties (an “Engagement Agreement”) that defines scope, responsibilities, and compensation.

4. Services Are A La Carte; No Guarantees

IEC services—if offered—are generally a la carte and vary based on the investor, the property, the market, and the requested scope. Any description of services on this Site is descriptive only and does not guarantee that any specific service will be provided unless expressly agreed in an Engagement Agreement.

Real estate outcomes depend on many factors outside our control (including market conditions, financing availability, property condition, tenant performance, contractor performance, and third-party timing). We do not guarantee results, including but not limited to profitability, cash flow, appreciation, occupancy, DSCR approval, timelines, loan terms, or investment performance.

5. Third-Party Providers and Referrals

The Site may reference or facilitate introductions to independent third-party providers (such as real estate agents, contractors, inspectors, appraisers, title companies, insurance providers, and property managers). These third parties are independent and not controlled by IEC. We are not responsible for their acts or omissions, performance, pricing, or outcomes.

If IEC receives compensation or other consideration in connection with a referral or relationship, we will disclose that arrangement in writing as required by law and/or in the Engagement Agreement.

6. User Responsibilities and Decision Authority

You are solely responsible for:

  • verifying all property information and assumptions,
  • performing your own due diligence,
  • selecting and supervising any third-party providers,
  • approving all costs, budgets, and scopes of work,
  • making final investment and financing decisions, and
  • complying with all applicable laws and regulations.

You understand that any examples, scenarios, case studies, or decision frameworks are illustrative and educational—not promises or projections.

7. Permitted Use and Prohibited Conduct

You may use the Site only for lawful purposes and in accordance with these Terms. You agree not to:

  • use the Site in any way that violates applicable law,
  • attempt to access non-public areas or systems,
  • interfere with Site operation (including via scraping, automated extraction, or malicious code),
  • misrepresent your identity or submit false information,
  • copy, reproduce, distribute, or create derivative works from Site content except as explicitly permitted, or
  • use the Site to send unlawful, abusive, or deceptive communications.

We reserve the right to restrict or terminate access to the Site at any time, with or without notice, for any reason.

8. Intellectual Property

All content on the Site (including text, graphics, logos, design, layout, and compilations) is owned by or licensed to IEC and is protected by intellectual property laws. You may view and print content for personal, non-commercial use only. Any other use requires our prior written consent.

9. Privacy

Your use of the Site is also subject to our Privacy Policy, which describes how we collect and use information. Please review the Privacy Policy for details.

10. Disclaimers

THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, IEC DISCLAIMS ALL WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.

We do not warrant that the Site will be uninterrupted, error-free, secure, or free of harmful components. Any reliance on Site content is at your own risk.

11. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, IEC AND ITS OWNERS, EMPLOYEES, CONTRACTORS, AFFILIATES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SITE OR ANY CONTENT, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, IEC’S TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SITE OR THESE TERMS WILL NOT EXCEED THE AMOUNT YOU PAID TO IEC FOR SITE ACCESS IN THE TWELVE (12) MONTHS PRIOR TO THE EVENT GIVING RISE TO THE CLAIM (IF ANY), OR ONE HUNDRED DOLLARS ($100), WHICHEVER IS GREATER.

Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.

12. Indemnification

You agree to defend, indemnify, and hold harmless IEC and its owners, employees, contractors, affiliates, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys’ fees) arising out of or related to your violation of these Terms or your use of the Site.

13. Changes to the Site and Terms

We may update the Site and these Terms at any time. The “Last Updated” date reflects the most recent changes. Your continued use of the Site after changes become effective constitutes acceptance of the updated Terms.

14. Governing Law; Venue

These Terms are governed by the laws of the State of Indiana, without regard to conflict-of-law principles. Any dispute arising out of or related to these Terms or the Site shall be brought in state or federal courts located in Indiana, and you consent to the jurisdiction and venue of those courts.

15. Miscellaneous

If any provision of these Terms is found unenforceable, the remaining provisions will remain in full force and effect. Our failure to enforce any right or provision is not a waiver. These Terms constitute the entire agreement between you and IEC regarding Site use, superseding any prior communications.
