We start by tightening your buy box and deal rules price band, property type, rehab tolerance, cash flow targets, reserve plan, and timeline. Then we coordinate sourcing with your agent and local partners so you’re only looking at properties that match the strategy.

Underwriting & Scenario Planning
Before you commit, we run underwriting-style numbers on each target: rent comps, expenses, taxes/insurance/HOA, DSCR, cash on cash, and realistic reserves. We stress test the deal with scenarios (rent, vacancy, repairs, rate, and rehab scope) and call out the risk flags so you can make a confident yes/no decision

Financing Coordination
Once the deal passes the numbers, we map the financing path DSCR, conventional, bridge/private, or a blended approach if needed. We coordinate the pre-approval, documentation, and lender timeline so financing doesn’t become the bottleneck.

Due Diligence & Execution

What You Handle
You make final decisions and sign off on the strategy, offers, and costs. You (or your agent/partners) control showings, negotiations, and vendor selection unless you ask us to coordinate. You fund deposits, inspections, and any rehab costs, and you approve the final scope and budget.
